Job Description
SUMMARY
The Janitor is responsible for keeping exteriors, common areas, vacant units, sidewalks, and
alleyways of property in a clean and safe condition. This position will also assist in other types of
basic maintenance when necessary. The Janitor is expected to know and uphold safety policies
on the job.
ESSENTIAL JOB FUNCTIONS include the following.
- Cleans all hallways, all common areas, vacant apartments, parking areas, sidewalks, and alleyways, and on-site management offices.
- Keeps up the exterior cleanliness and presentation of the property including lawn care, window washing (interior/exterior), snow removal, leaf-blowing from parkways, trash pickup and sanitation.
- Sometimes using ladders, dusts and washes walls, cleans ceilings and dusts and polishes light fixtures. Washes and replaces blinds.
- Performs light maintenance, including appliance and plumbing troubleshooting.
- Cleans all vacant apartments and on-site management offices.
- Cleans and maintains appliances.
- Maintains appliances and plumbing.
- Assists in inventory control of all janitorial equipment and supplies.
- Assists with painting as directed.
- Replaces burnt out light bulbs and batteries in smoke detectors.
- Checks locks while working in specific areas in order to maintain safety.
- Reports maintenance problem areas to Property Manager or Maintenance Supervisor ASAP.
- Notifies Property Manager or Maintenance Supervisor when extra garbage pickups needed or for abandoned furniture removal.
- Understands and uses MSDA sheets and MSDA binder for all products when necessary.
- Ensures proper use of equipment, safety procedures, and safety equipment in accordance to OSHA, industry, manufacturers and HHDC standards.
- Maintains proper storage, use and disposal of all hazardous materials and chemicals in accordance to local, state, federal and manufacture guidelines
- Assists in inventory control of all janitorial equipment and supplies.
- Assists at other properties as needed.
- Other duties as assigned.
NONESSENTIAL JOB FUNCTIONS
- Is on call for emergency duty.
- Is familiar with power, water and gas turnoffs, clean out traps, fire extinguishers, and fire systems.
- Knows emergency numbers (i.e. police, fire department, manager, maintenance supervisor).
- Attends staff and/or resident meetings as required.
- Assists with miscellaneous social program activities (i.e. set-up, pick-ups, clean-ups, etc.).
SUPERVISORY RESPONSIBILITIES
This position has no supervisory duties.

WORKING ENVIRONMENT
The janitor performs their work in in a residential apartment setting. While primarily responsible
for the cleaning of common areas and waiting areas, they may come into contact with tenants.
May be required to deal with difficult people; expected to handle residents and visitors with
calmness, diplomacy and good social skills.
Position experiences interruptions and shifting priorities.
The janitor must be willing and able to work outdoors and indoors in cold, hot, wet, humid, smelly,
dirty, and clean work environments to include garden, alley, basement, roof, and office areas.

throughout the day and effectively communicate; The employee must lift and/or move up to 50
pounds on a regular basis. The employee will be using a variety of hand and power tools,

Regular, predictable attendance and punctuality are imperative job functions. Must be able to
work scheduled hours including occasional evening and weekend work.
MINIMUM QUALIFICATIONS
- High school education or equivalent.
- Full-time janitorial experience.
- Ability to lift 50 pounds.
- Able to work safely with a variety of cleaning supplies.
- Highly organized.
- Multitasking, self-motivated skills.
- Ability to work with lawn machinery and power tools.
- Plumbing and mechanical aptitude.
- Sensitive to diverse cultures and have excellent customer service skills.
- Possess and maintain good safety habits.
- Ability to read, write & speak English preferred.
- Bilingual in English/Spanish may be required depending on resident demographic needs.
- Basic computer skills a plus.
- Driver’s license, Vehicle, insurance and good driving record.
